In that spirit, here are my cheap *** landlord hacks that I’ve learned over the years:- window and door screens: if they’re broken or torn up, I remove completely on tenant turnover (note, I’m in SF and we don’t have nasty flying insects, etc.

If mice become an issue (so far only in one house) we will set traps and seal possible openings.I once had a tenant who moved from New Jersey who, I learned (AFTER the lease signing of course) had very bad OCD and was terrified to the grasshoppers outside.

They have a one year old child so I would be a bit concerned about the child chewing on an ant trap if we left those out in the open.

In Michigan, the following lease clause is legal:"The rent stated in Section X may be increased by Landlord upon 30 days advance written notice to Tenant under any one of the following circumstances: Increases in property taxes, charges for electricity, heating fuel, water or sanitary sewer services consumed at the property, or; increases in premiums paid for liability, fire or workman's compensation insurance."

We had to hire a plumbing company to completely excavate all underground sewage pipes and traps because of a PVC pipe that was shoved down the cleanout in the yard which backed up everything in the basement!
