(I forget the stat but people are no longer listed as unemployed after being unemployed for x number of days.I agree that the unemployment rate is very low by historical standards, but there is a lot of evidence to suggest there is still a substantial number of workers who can reenter the workforce who no longer are listed as unemployed.

Given this will be your first real rehab what evidence can you provide me that you'll be able to pull the renovation off?  

There is also some value in the inspection reports if there is a need to cram the seller on price and you need evidence to back up your request.

Have the attorney request copies of the current leases along w/ evidence of payments. 

Is evidence of prior termite treatments on the property enough to cancel a HUD contract?

The structural engineer had concerns about my chimney and required me to either install piers or produce evidence that piers had been installed and were under warranty.  

That being said, I don't necessarily see much evidence of a large increase of supply hitting the market any time soon.I will comment on the fear of buying at the "wrong time".

does anybody have a list of all encompassing 'rules"i have new tennants ( a young couple 23years old) 2 months now they have paid early and all was well i thought,,,, i called them to say i was comming over to trimm a tree out frontit appears they had a new years party and i found numerous cigrette butts on the ground out front and a half smoked jointthis really pissed me off and i told them if i ever found any evidence of drug use again i would evict them this is not a party house it is a quiet residential neighborhood full of families the last thing they want to see is young 20 somethings out front smoking and drinkingi just got a simple free rental agreement off the internet and it does not mention any thing about smoking or drinking but their rental application said no smoking and they swear they made their friends smoke out side because they dont like it and they did not know who was out front smoking pot on newyears (yeah right)i guess i need to hit them with a detailed list of the rules,, i dont want a thrashed party house ,, we spent a lot of $ making the place nice :cry: :cry:
