I don't operate in California but in the markets I currently operate in on the east coast we're coming off of slow season.

Most people out of school want to live in the more lively areas of the metro (close to beltline / midtown / west midtown / buckhead) which are pretty dang expensive for a first time home buyer.

This is a very old strategy and can also be done for surpluses on mortgage foreclosures. out here on the left coast mortgage foreclosure/ Trustee sale/ overages are sent to the old owner or next in line .. if they come back undeliverable  ( exceedingly rare in this area) then the funds are interpleaded.

@Dirk SingletonIf you are looking in Cleveland I would recommend checking out areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

I am at a point in life I like the lazy river investing strategy not the rollercoaster ride.Love that lazy river analogy, maturation in your investment career allows you to take the foot off the gas and coast a little more than the early stages.Is your debt fund a 506c?

I have had a ton of OOS investors from the west coast invest in philly and they moved to columbus. 

make sure to check the specific ordinances for the college area, know whats blocks you want to be on, west side of river or east, etc.. 

So, while this property is not "printing" money like mid-west markets, this seems to be a pretty good deal here.
