Primary focus was volunteer work until recently.

The broker has already volunteered to "probably" convince the buyer to sign a personal guaranty. 

With that network you will become more educated and opportunities will start to present themselves in many ways.Also, maybe consider volunteering or taking a job in a real estate related field.

Another option would be to volunteer your time with someone who has done this before or a company who does this.

Rule #1: Join your local REIA and volunteer to work there.

If you do purchase a condo, definitely volunteer or run for the Board.

If none of those things, my recommendation is to find someone who does development and beg him to let you volunteer your time to him for a few months or a year in return for you getting to see how the business runs.

Thanks @Jd Martin, I definitely volunteered to take care of the paint myself as a courtesy, but was told not to touch it - it's obvious that this man just wanted to pocket some cash for his materials/labor.
