Replacing all the big ticket items up front will definitely make your life easier.

If I am paying 75kish for a house in Memphis, which I have done, I want the house to be almost entirely new as far as mechanicals and big ticket items go.If it’s dated or not rehabbed I’d pay less.

This also doesn't account for large ticket things you need to save for.

Try violating the rules when you get behind the wheel and run a red light... you will get a ticket in the best case scenario or get killed (or kill someone else) in the worse case... 

But I mostly find that I can get better prices on tickets on my own so the difference isnt really there.

If I were you I would also consider vastly downgrade your big ticket purchases.  

They are typically big ticket items like furnace/ water heaters/ ac.

I need a contractor/inspector to go out today to check it out and make sure there aren't any big ticket issues such as foundation issues before I pull the trigger.

With unemployment at 4% those who want to work can write their own ticket if they have drive/desire and are motivated.
