When you swing for the fences, don't be surprised if you strike out. 

  - Always do a sewer scope during inspection.  90% of the "major" expenses Ive seen that surprise new buyers are sewer related.   

I'm just going to tell you it's not where we think it is, it'll surprise people where it really is. 

One thing that caught me by surprise was a "Broker Transaction Fee" of $995 in the buyer's agreement I was told to sign.

She ended up inviting me inside, and we talked about her wishes for a different agent, which was surprising and even a bit wild, considering I had just gotten my license and had no business cards on hand.

To my surprise, I can count on two hands how many times a seller/agent has actually called/emailed me to verify the POF.Often, one can obtain a letter from their bank stating the account holder's name, the date, current balance, etc... and that should be more than enough to meet anyone's requests. 

. - Make sure you get a security deposit and perhaps do a surprise inspection of their current home.S8 requires an inspection (mostly health & safety) before approving a lease and then annually thereafter. - Not something most landlords taking care of their properties have to worry about.There are limits to clauses they allow in your lease.

And, it’s no surprise to me that you do a great business both with the lead bundles and “organically” with people contacting you on the forums.

The transition was surprisingly easy, but I had sat through a few Baselane demos and had tried some other platforms as well so I was pretty certain it would work for me before I made the change.
