The photo above to the right is the bathroom showing the shower pan and where the toilet was to go.

Not being smart enough to realize there's toilet paper at every gas station not to mention the 24 hour Walmart and the 5 grocery stores right down the street.

Check and proactively replace all of the toilet flappers and check flushing mechanism to make sure its flushing efficiently. the flapper(s) could have likely degraded and the bad seal might slowly leak into the bowl and cause a frequent refill of the tank. flappers usually need to be replaced every 5 years anyway since they degrade. toilets have always been a cause for high water usage in one of my condo buildings.

In the long run I figured it out, but until then it cost a lot of sweat equity (and all my free time) while I was scraping off wallpaper and replacing toilets. 

If you damage the seats - they will charge your credit card..Second: I prefer not to be the guy who fixes a clogged toilet (or clean up dog poop).

At first I thought maybe they had overflowed the toilet or tub.

Should be able to find some properties that rent for 2% of price out there.Benefit of out-of-state investing is that I'm never tempted to fly to NY to try to fix a toilet, it forces you to build a scaleable business with a solid team.

Similar results can be anticipated if you "squat" in a parking space that is not yours.Renting a parking space is a commercial lease and would fall outside residential tenancy law.  

The rent price is all inclusive and offers utilities, supplies (toilet paper/paper towel), cleaning services (common areas normally).

I can't guarantee you squat as I'm not your lender, but this is what the guidelines say...On top of that, your occupancy intent needs to make intuitive sense.
