you could look for opportunities with reverse mortgages in default (backwards marketing) and tax defaulted property (the last group can be difficult to sift and sort due to large quantities).In the end, you’ll do much better focusing on solving problems that others cannot or are not willing to solve (hoarding, squatters, liquidity, defective title, skips, etc.).BTW, I started with working foreclosures (1978) and then deceased owner and title-impaired property about (35) years ago and have closed several thousand deals to date.

On top of that these people have to take off work, skip jobs, they are already floating the cost of a lot of work, now they have to float the cost of the lawyer/court costs - it's generally not beneficial to either party.

He paid a month, skipped payment a month, paid for a month and a half (one month being the unpaid month), negotiated payment for upcoming months, lied about what he said he'd do, made a partial payment, promised to pay unpaid rent, then ultimately skipped out without paying for multiple months of rent.

All I do though is just find leads through propwire, download them and skip trace them, give em a call and see if they're interested in a cash offer and if they are, just move them down the ladder to the next guy.
