Now, that said, if you can add a bedroom within the existing floor plan or a basement bathroom those are usually very good for higher ARV, rents and refi.

For example… Home needs paint, flooring, has rusted plumbing in the bathroom and has termite damage.

Suited homes are about $450+K looking at some PM companies, you'd get about $2K in rent for the main floor and $1.2K for the basement.I also have places in BC.
