Hello BP community, I would love to hear more about the process of developing in Washington DC.

Do you mostly rely on your property management software, or do you have additional processes in place to keep things running smoothly?

This gets people burned too many times by getting comps from a wholesaler, believing the comps, and then trying to sell it at that outprice that the wholesaler/bad agent gave is a huge miscalculation.

Private lenders generally have fewer restrictions, a faster process, and can structure loans based on the property’s value rather than just personal income.

Especially if your son could then try to sell his primwry with the ADU under the sec 121 tax exemption I wonder if he could sell you the land?

Why does the seller need a wholesaler to sell it to his LLC????

Unless you are SURE of $10-15k plus annual appreciation you sell. 

The seller needs to sell the property for a divorce settlement and initially did not want seller financing.

Or just sell it at a loss… I need some guidance here, I know very little about real estate investing other than I know I’ll be losing money after maintenance and paying a property manager.
