My only concern is if a deal suddenly pops up, I still won't know enough about what is typical in the area to be able to negotiate properly, and I'll be scrambling to find an attorney for help.

The temporarily homeless I think could have some due to rent increases, but the idea that someone says they will go live in a car instead of moving 40 miles to a place where the rents are far lower than PDX  rings false.I heard the same on the new building in PDX...and now they are scrambling to try and incentivize it...no parking requirements, tax breaks etc. 

Sure, the commission check may be needed but getting your foundation in place and systems set will do you much better than scrambling to put any possible deal together.

I scrambled to find a SUNDAY plumber to inspect and repair.

Eventually he just stopped responding altogether which left me scrambling to find a contractor (2K of earnest money on the line- that I definitely don't want to lose).

This saves the last minute scramble of trying to raise capital.

I have been meaning to do my intro here and after hearing about it again on the podcast this morning, made sure I sat down to get it done.I have a full time career and am currently putting together my local team so that I am not scrambling when the right place comes along. 

It can be done but it is an uphill battle with most of the student not in town and many landlords scrambling to fill properties last minute.
