Bottom line there is a risk  although not a huge one but if it happens you need to be able to refi right away or pay off the mortgage to keep the original owner from going into foreclosure and trashing their credit.

Across the bottom from the garage end is the kitchen/ living room, bathroom, linen closet, bedroom with "master bath"- which is tiny.  

Rates are low right now and should not affect your decision making.....what should be paramount is the bottom line numbers that matter to you - ROI, Cash Flow, Appreciation, C to C, or a combination of these....

A business or some estate planning attorneys may be able to assist you.CPAs tend to be best for consulting with the tax and numerical implications as to how it can affect your bottom line, and consulting as to the structure and right type of entity for you.

As for cash flow, from sales; probably in year two and three which should match the timing for the housing  market to reset past bottom of market and on to the stable appreciation side again.

I am in the middle of renovating my first long term rental and I need new windows for the upstairs unit (it is a top bottom duplex).
