Christian Busch Where to invest in South Florida now
16 March 2024 | 8 replies
I've looked at a lot of condos and houses in the past few weeks and from being in the field I can tell you that the transaction volume is picking up again - a lot of places are going into contract and prices are holding up well.My two favorite investment opportunities right now are single family homes in the top areas that your budget can afford and condos in buildings that were launched 4-6 years ago, are now in the market and have a lot of selling pressure because people who bought pre-construction want to sell and take profits.
Amirra Elgamiel Is it common for PMs to charge a tenant placement fee?
16 March 2024 | 36 replies
@Amirra Besh If you call any agent, they will typically charge 1 month of rent to find a tenant.Just like in a sales transaction, where the buyer's agent and listing agent split the commission, an agent will offer another agent that brings a tenant 50% of the one-month of rent as commission. Many owners are trying to put pressure on PMCs to lower this fee because they think the monthly management fee should cover at least part, if not all, of this. Here's were penny-pinching owners screw themselves: PMC's will charge lower than the one-month of rent, but they offset it and do NOT tell the owner the negative repercussions!

Fabian Escobar Existing tenant asking for a phone call

This keeps a written record of our communications, keeps records straight about what was said when and to whom, avoids any "pressure" situations and prevents misunderstandings about what you agreed to or said to them.I would simply notify the tenants of your lease policy in response to their request.
Julian Sanchez Real estate lesson of the day:
11 March 2024 | 6 replies
Other things he did.1) did not put a spacer between cabinets, so if I fix that the granite countertop slab gets tossed because the measurments changed and it will be shorter than the cabinets.2) He tried removing a rusted shut 70 year old clean-out drain cap, and caused it to pop off (under pressure) and flood under the cabinets.

Plus, there are so many times when wholesalers have to renegotiate the price and that will put downard pressure on the commission, so now you have both the listing agent and seller not happy with you.
