Great day to all,I've just been soaking up all the online youtube videos from Bigger pockets one after the other and I've made the determination to scale my business massively using the multifamily addition into our (wife and I) portfolio. 

Given the fact that if  there is a gain a future year the prior year loss can offset it, it seems that one would want to file the loss so they can offset that gain.

You're one step ahead of most of those starting off, and that's by identifying what you're wanting to start with.

It’s just one excuse after another.  

One unit is remodeled and empty and the other is not and has tenants paying way under fair market value ($700). 

They will know market data and trends better, have reliable comps to base their recommendations on, and could even be a great deal flow with current portfolio properties selling.The completely remote, centralized PM function is one of the reasons why you see the homes owned by PE firms sit on the market so long.

Are you looking to house hack by living in one unit and renting out the others?

Now they wont give us our money back even though they are the ones who changed their metrics on lending after approving us.
