I only buy/rent "obvious" student rental properties (i.e. only college kids would want to rent my properties.)If your property is or could be leased by non-students I recommend checking with a local PM on how they would handle it.

If the appraiser pushes back, point out that there are old houses in some markets that have NO rooms with 7' ceilings and therefore 0 sq ft of GLA but OBVIOUSLY those houses are still livable and still have a value.
