I only buy/rent "obvious" student rental properties (i.e. only college kids would want to rent my properties.)If your property is or could be leased by non-students I recommend checking with a local PM on how they would handle it.   

Technically speaking, to develop with a higher density, then its an obvious yes that rezoning will be required.

Unless it's obvious tenant damage you must fix things in the home.
