This is pretty easy to obtain from calling a couple brokers, but could vary greatly between what you are quoted and what seller is paying.Age and condition of building?  

I came into the picture when an agent issued a new loan title policy w/o obtaining a release of the prior mtg. 

My best advise is that unless you’re in the BUSINESS of real estate, in other words if you’re just a part time investor, then skip the direct mail, email blasts, SEM, etc. and go to the people who have already obtained the lead - and negotiate a good deal.  

What other alternatives to I have as a work around to this law as it relates to wholesaling without obtaining a license?

Since you're going to be renovating houses, it is also good to obtain credit cards from Lowes, Home Depot, Menards....etc

Do you all obtain leads for both absentee owners and probates from these services?

For example, going to college, first job,  getting married, having children, HELL changing careers at age 50, and obtaining a master's degree.I have a 6 flat and 3 tenants at the same time are being evicted.

This could be due to several reasons:- Expired Report: The old POS report expired, and the seller may not have obtained a new one until recently.

My advise would be to obtain properties in multiple markets
