It’s great to see people with an eagerness to grow in real estate wholesaling.

Many people in the past few years that were simply raising money for funds or syndications, are now in serious legal trouble.

I use an excel sheet I created that includes the date, REPS category, property, description of activity/activities, the people / tools of the activity and the hours spent on the activity.

The most successful people that I have heard on podcasts and met in real estate know that it is all about getting a single here and there and then going to get a homerun while doing those singles.

People have no choice but to move to cities where they can live and work immediately.

Over the past year, we’ve seen values go up anywhere from 3-6%, and with more people moving in, that trend doesn’t seem to be slowing down.

Typically I recommend that people get very clear on your vision for not only what you want to do but the exact markets you want to do projects in and narrow your focus to those.

Would people say your underwriting was good or bad?

Eric,, I think why people go for the fund model is the idea that they are spreading their money into multiple notes being held by the company.. while in theory this is great but as you noted you don't really have any security compared to being the beneficiary of the debt instrument IE debt is in your name. 

I know many people have done it this way,  but two major parts I am concerned about are 1) how do you handle all the paperwork such as W2's, 1099's business records, etc. without meeting in person?
