Anyone have luck buying notes from the bank when the borrower is 30,60,90 day late? 

Chiming in late here but one thing that you have that you won't get if you go purchase another home with a $150,000 HELOC is location, location, location.

Specifically I now track month end account balances, maintenance expenses and have a detailed list at my fingertips of the tenants that are late on their rents.

I know I'm a little late but I didn't have a great experience with Zeker.

Plus they’d be collecting late fees I assume you’re not charging. 

Late rent payments, etc. 

My credit is poor right now but can easily be improved as my income is much better lately.
