I have impact driver cordless driver, 2 different sawzalls, skill saw, metal skill saw, hand planer, jigsaw, portaband,numerous lasers and Hammer drill...

Maybe get a faux beam cover for that beam.

A beam was installed and styled with two other faux beams were added to the living/dining room.

Many often do not understand the structural loading concept and undersize beams and post/columns.

I would have bought more 2, 3 and 4 unit buildings instead of keeping a laser focus on SFR.

I'm looking at doing a BRRR on a SFH built in 1949 on pier and beam foundation.

Any advice on how to laser focus on an area that would fit this criteria?

@Terri Hoffort:Hi Terri,It might fit into the neighborhood better, if a lot of people also have railings--or start a neighborhood railing trend.And the under porch fancy stuff, typically gets nailed on from behind the porch floor beam vs in front of it, and the bottom should miss the dirt by a few inches to prevent decay.Access--there is usually a window in the basement you can get through under there, or have one of the sides hinged so it swings up out of the way, because if leaves accumulate under there you (might) want to remove them.Good Luck!

Does anyone know of a good foundation person that also works with peer and beam in or near San Antonio Texas?
