I plan to do the trim flooring and painting myself and hire the rest out. 

Zoned 401-commercial. .353 acre lot7 0f 8 units updates in past 7 years. unit 8 in good condition long term(13 year tenant). all 1 bed/1bath. fully occupied. 4 units on 1st floor, 4 units on 2nd. just had the parking lot repaved spring 24', good drainage.

Scattered across their floors and countertops are the evidence of their hurried departures: half-packed bags and unwashed laundry, children’s toys and textbooks, bills and paperwork, canned food and loaves of bread, pet cages and, in some cases, the pets themselves.

And a nice rehabbed cash flowing house with a new roof, hvac, driveway, LVP floors and updated kitchen and bathrooms.

Typically you want to cover all floors and windows and items to remain unpainted like ceiling fans, etc.

Besides everything mentioned above, the finishes can have an impact on pricing:Granite countertops, flooring type, who new everything is, etc.

It’s a small single family three bedroom one bathroom unit, I bought it for cheap and plan on renting on the higher scale by making minor improvements such as flooring, fresh paints and of course new kitchen and bathroom

To have a successful brrrr requires more than paint and flooring.- I have not done a brrrr since the rates increased in early 2022 because in my market they bleed cash after I perform a refi to extract some of the value add

Now, that said, if you can add a bedroom within the existing floor plan or a basement bathroom those are usually very good for higher ARV, rents and refi.
