Hi guys, We're landlords here in Belgium, but are planning on investing in our first BRRRR in Detroit soon. 

I'm starting to see and hear signs of interest in real estate, and anticipate that if there is an increase now that it leads to a busy spring and summer.I would like to hear from others who are localized to Colorado and just see what you gals and guys are seeing and experiencing as well.

I am by no means a savvy investor so I would just like to hear other ideas that may be unconventional for a normal guy without much experience.

Otherwise YOU as the landlord will take care of providing access for the service guy.

PS before the hedge funds jumped in about 2011 to 2012 I was an activce courthouse buyer in Henry county and a few of the counties on the north side of Atl metro so been to many of the  auctions having them all on one day is a cluster .. you have multiple criers crying sales simultainously it can be hard to follow but you can also squeeze out one that folks missed.. we did quite well until the hedge funds knocked us little guys out of the area..

I would look at the value of the rentals before you make a decision to see if that makes sense for you.Regarding the furnishings, if you have to pay more for them (again here in FL, properties are generally listed fully furnished and you don't really get a discount to tell people to take the crap out - in fact, I had one guy refuse a good offer because one of my conditions was for them to take their crap!  

Hopefully she gets arrested and pay up (not sure what will happen though).Wish me luck and if you guys have advice, I'd love to hear it!

I did a check on a guy 10 years ago came up clean as a whistle on my landlord association screening service.
