After the sealer coat they buff/sand again because the sealer raises the grain considerably. 

Be gentle.

"  Usually these people if they are responsive at all they would bring it up and you just gently probe.  

Show you care, some respect it will go a long wayTake you're time with these "little bars of gold hidding in the street" they all need your help, the ones that don't respond to you forget about, the ones that do will softly and gently cry out to you and as the process plays out will ask you to buy there home. 

I would love to move beyond (but not abandon) my primary residence conversion strategy within the next couple of years, and I think a gentle prod in the right direction from some like-minded BP-ers will really help.

You could modify the new lease/extension to allow that roommate a "gentle" exit, then have the other roommates source the new person and then you vet them.

This is my first blog post so please be gentle with me.  :-)  I don't even know where to start so it's going to be long.  

But to get the maximum tax deferral you have to hold for at least 10 years (For history buffs that's about 1/2 of a complete real estate cycle historically) .
