Unfortunately, they purchased my PM and I wanted to give them a chance to iron out the kinks before running, but this is a dumpster fire.

I've been approached by a couple of sober living facilities and would perhaps prefer an independent living provider if possible (with 4 units in Cape Coral it's categorized as commercial so all ADA requirements, fire safety, etc. have been provided).

I was notified by the Fire dept since they were involved due to risk of human trafficking. 

You also run into a whole other level of fire ratings when you go to 5 stories. - if the city water pressure is low in your area you might need a fire pump which could double the cost of your sprinkler system.

I learned that separation wall for a duplex could be a fire wall.

I have a buddy that's very successful in D Class areas.He drives around all day putting out fires, getting in literal fist fights from time to time, throwing people out of their apartments or changing locks when they leave, constantly breaking the law because they are "civil matters" and he knows the tenants won't come after him, and shaking folks down for late rent.I'm sure folks in A Class areas are doing the same, right?

What if a fire starts?

Existing homes may not have fire sprinklers (another current cost of new homes that could be avoided).Good Luck
