This type of service is best when the investments will be singular and static in nature, and when there is not a high need for legal guidance.Self Directed Plan Facilitators are a different type of service that establish plans providing checkbook control. 

To setup a Checkbook IRA you will need to identify a facilitator (specialty company offering this service, there are several of us here on BP who can help).

I setup an LLC that facilitates the financial transactions on behalf of the IRA.I recently purchased a vacation rental via the LLC, from which the proceeds will go back into the IRA account. 

At least here, that's the auction that investors can go to and bid it out from the bank.It sounds like you need to cross reference the entity that facilitates this process/auction, etc - and the tax assessment (usually assessor) records. 

If you want checkbook control, a self-directed IRA will involve a setup fee from the custodian (a registered bank or trust company required for IRAs), as well as a setup fee to the LLC facilitator for their service, a formation fee to the Secretary of State in the area you choose to form, annual or quarterly fees to the custodian, and annual fees to the Secretary of State.
