Also perhaps the homes built in the last 10 years have sprinkler systems and even drip systems near the foundation to keep the soil moist.Look for signs when you are viewing homes....especially in the hot areas.When we evaluate homes, especially with buyers we're looking at the BIG 5 as best we can. 

In 2020, 2021, 2022, And even some of 2023 We were closing on the sale of probably 10-20 properties a year from our portfolio and we were buying roughly the same number.

That's the other challenge that i've learned, with only one month as SD, if the tenant leaves even in a relatively new build the fees add up.

You will likely need financing to scale (especially to scale quickly), and investment property mortgage will not be cheap or even available with poor credit.

Are you looking for cashflow, appreciation, maybe even depreciation. 

IMO your property is not a good brrrr candidate if rents do not cover mortgage and even more so if they only cover half the mortgage.
