With so many folks leaving California for places like Phoenix or Austin, is the interest in L.A. truly tapering off, or do you see that classic momentum holding strong?

That might be especially attractive to folks who want to shed the clothes they wear at work to keep their living space more clean.

I have a broker so looking for unsolicited mentor advice  hopefully there are other like minded folks that like to pay it forward. 

I think there's little to help folks like myself starting with little capital who want a more realistic path in than save $100k and then get started.

Not many folks on here discussing this approach.How has this method been working in the current RE market?

My realtor provided me with three names of folks he has worked with which is helpful.I spoke with the first one (who is a mortgage broker so not tied to one particular bank) and he said I would need to put 25% down on a vacation/2nd home, or at least 20%.

A lot of these folks dont want to share their own distuation out in public, so it may be a bit less "social" imo. but creating content around you buy houses / seller reviews and explainng the process at the very minimum will add a huge credbiliity boost to your website and will warm you a lot of seller leads before you ever speak to them!
