not to discourage you, but for the first flip, i think it's better to do a quick, mostly cosmetic fixer upper...the profit spread may not be as large, but i couldn't imagine replumbing, reroofing, remediating mold, etc all on my first flip...however, i do admire the enthusiasm!!

You step into managing apartments and take on a pretty good debt load right away.I don't want to dampen your enthusiasm.

I would start with getting a credit line on your home or other real estate you own -  this will give you the opportunity to write your own mortgage when you need it.There is a thing about being an agent and working on creating  your own portfolio - it is in my opinion, if you are going to be an agent - be the best agent you can (you won't make lots of money, but you'll be the best).If you are going to be an investor than go to it with vigor, enthusiasm and a goal to make lots of cash flow and equity, make many offers and create a business where you represent the very best client - a client that can make decisions - a client you are very familiar with------YOURSELF!

I have worked with several realtors in the past, but realized that even though I had a great experience with them, I would probably not take them in my "investment team" for variety of reasons.Some realtors are getting excited to "get you under contract fast"  and the enthusiasm quickly dies out if you refuse to gamble on the deals.

Your introduction is filled with enthusiasm while being humble at the same time.

@Brice Hall I don't want to rain on your parade or dampen your enthusiasm but I see a few red flags that would make me think long and hard.

Partners have to have shared vision, shared enthusiasm, shared ethics, mutual respect, complementary skills, and match each others pace.
