Any aggressive dog is a problem, regardless of breed.Another consideration is that of emotional support dog ownership. 

Tell her that she is emotionally involved in the property and the buyers are not.

Adding complexity, you're trying to compare what is mostly an emotional decision(owning your own home) versus a more purely financial decision(investing in real estate.)

Don't get your emotions involved and stay focused on your goal.

They don't care about title (now) but somehow feel emotional obligated or erroneously believe they are legally obligated to pay.This, of course, is just one speculative theory.
