But I am in need of opinions on the matter.A) Carpet is definitely out for a replacement option. she needs to re-floor only about 250 SF, so we were thinking laminate would be the better option.a) My original plan was to just ask her to save the equivalent of carpet replacement (since that is what was damaged) and then i would cover the difference in cost to upgrade to a more durable flooring.

If it arrived on wheels, it's manufactured, has (or had) a  vehicle title, and is financed under special programs for manufactured homes - because of its default risk.If it arrived on a flatbed truck, it was rolled onto the foundation and - for financing purposes - it is the SAME as a stick built home.   

Then, it's goodbye Texas and HELLO 5TH WHEEL AND THE OPEN ROAD!

I am still learning the ropes, and I view this transaction as my training wheels into off market deals with strict criteria.

That saying about the squeaky wheel getting the grease is very true when it comes to problems like this.
