The properties are also located within 10 minutes of each other so not a lot of downtime for them. 

Meanwhile, get your unit fixed and operational to minimize downtime.

They do pay, they take care of my property, they live clean and so I really ask myself is it worth the downtime of a vacancy and then getting another tenant that might not do all of that but pays the rent on time.
