Sales are tough to come-by and I won't give up my hard earned dollars just to anybody.

Our goal with this policy is to accomplish several things: - Encourage these "wholesalers" to bless some other real estate investing community with their presence- Stop the SPAM- Offset the several hundred thousand dollars per year in costs that spammers, too often "wholesalers" bring to the platform. 

They are better than a rookie guessing but they cannot see everything like a real person walking the property, and you could be tens of thousands of dollars off on your guesstimate number.

Have the rehab budget before purchasing so you dont have to start from zero dollar once you move in.

I don't know how MFA chose my tenant, but she trashed my home, several thousand dollars to fix what she did.

Then, at that point, why not just join the MLS for a few hundred dollars more and have access to comps and tax data?

You can find different strategies on how to find and reach these folks, such as driving for dollars, targeting mailing lists, networking with Realtors and other wholesalers, and having an online presence, plus paid social media ads, etc.

This can end up costing thousands more dollars, which can obviously affect your margins.
