I just had to redo the grading and dry lock all of the basement because of leaking from the rain now this HVAC issue.

Main things we are looking for are:1) Are residents keeping property in decent shape2) Any leaks or issues that could lead to substantial damage3) Any capital repair concerns (mostly foundation) that we might need to address4) Long term guests who aren't on the lease, pets who they're not supposed to have, etc.We also change the furnace filters (because we don't trust them to do that), clean off the AC units and are considering cleaning the gutters for an added fee if tenants request it. 

It's really aggravating because they did NOTHING when the former owner let the garbage pile up in the park, had leaking sewage in the park or the water was turned off for 4 months. 

The bank stopped just short of requiring a colonoscopy and hired an incompetent attorney to draft the loan docs requiring unnecessary back and forth with the title company prior to funding the loan. 

I just would feel more comfortable getting an attorney to at least review my docs.

I guess if someone gets  a copy of the actual investment docs they can see what they are doing..

The roof is terrible and there are leaking pipes.

The lender has required a 'Prior to Docs ( “PTD” ) Condition':"Business Verification Needed - Broker to obtain a CPA letter to confirm the borrowers current business waspreviously filed as sch c and confirm how long been in business for."

I think that the sink is a detractor and the faucets coming out of the countertop are going to be a problem for the countertop if they leak, whereas if they were in the sink edge the leak would go down into the drain.

Property is in okay condition but has some leaking pipes in basement and needs  a water line for the 2nd unit to have better water pressure.
