Here's an update: I ended up re-charging her a few days later with late fees and it went through.  

What I love the most is two fold, the interest paid back on the loan goes back to you, the fees to do this are extremely minimal. 

It may make less cash flow/ per month but in may cases in the long run after PM fees and Repair costs, many times it turns out similar.   

And as said, this was all in long discussion with trading desk on things with the change over as it was a lot of changes. 

But we also do occasional drive-byes and annual inspections to see how the tenants are caring for it and hopefully catch anything that is potentially damaging before it gets real bad.Some of our clients prefer to pay for the lawn care and we charge a lawn care fee to the tenants.

The people the seller should have this discussion with is the title company and or legal counsel.  

Is it worthwhile opening a discussion with the property owner to see if they're open to selling the property?

I'm sure this isn't looking at the whole picture, but wanted to start a discussion around it.
