Forensic loan auditing is a bad move, in my opinion, because once you call out the legal dogs, the lender is defensive, not cooperative, although the lawyers say otherwise, of course.

If they do not get the mortgage to buy, they are up to the mercy of the Seller to evict or extend lease only or redo the lease option.Please do lease option for 1 year, with 2 x 12 month extensions.BTW, this technique of Lease Optioning then Assigning, is called Cooperative Assignment.These "CO OPs" can be done with Land Contracts as well.I like them for "skinny" deals.

Just recently, 2 weeks ago, I learned about the co-operative assignment with lease options.Very easy it seems and the profits are pretty good..not as much as a normal wholesale type deal, but easier to do and can happen more frequently--I don't see 3 of these a month as being impossible to do!!
