Making 8% cash on cash in other states may be cool for some, and everyone loves to hate on California real estate investing, but I'd bet a lot of money you've come across clients who have made generation wealth right here.

I've heard the political temperature has cooled there, but I fully agree that would be my hesitancy as well.

We redid the inside and it is now a pretty cool miniature house essentially.

Would it make sense to save up money to buy something cash, finance, wait for market to cool down, etc.

Would look kinda cool. 

If they're set for life, cool, leave them be and keep looking.
