Well I came across one that I am curious on everyone’s opinion, the number make since but my biggest concern is vacancy for this property.The reason vacancy is my concern, it is in a very small town(approximately 2500 people), the next closest city is about 10-15 min away of about 55k.

Solar is what appraisers call value in use, unless the appraiser is drinking too much kool-aid, or developing an appraisal of cost, not market value.

Only other recourse that's worth it IMO is to see if your town has free legal aid for tenants.

Luckily it was caught, added onto the HUD-1 and I was left with no obligation to it.I've done several Multi family transactions prior to this without the aid of an attorney and was never made aware of this concern. 

And when they do arrive, they tend to do Band-Aid fixes, therefore many times requiring follow-up visits to repair again (and again).

I felt I did very well because I had a unique advantage of having spent years doing aid work overseas in places like the slums of Nairobi, Kenya, or in Haiti, or rural parts of Indonesia.

There is Northern Utah REIA closest to you, but Salt Lake and Utah REIA both meet SL County and have many investors from Davis Co and north.

I'd be looking at $10k to replace all the windows and patio doors, or nearly $15k if I keep the arch design.The other alternative is of course to simply not replacing the windows, unfortunately one of the main selling points of the house are the views and the ugly aluminum windows get in the way of that.The property itself is one of the largest in the neighborhood(3500 sqft), the closest comp is considerably smaller(2800 sqft) and not freshly renovated sold for nearly $1m last year.

I just bought my first duplex and we'll be living in one apt (closest to driveway) and renting out the other apt (furthest from driveway - one has to walk past our apt to get to theirs).
