I’m currently coming off of a deployment and getting ready to transition back into civilian life and I’m trying to make some wise decisions with my money.

I had an appraiser explain it to me this way - the property must be inhabitable, which to FHA means all major systems in working order, and all major appliances in working order (not including washer and dryer).

After all, we all inhabit this blue spaceship, right?

I have researched the multiple occupancy rules and it appears that Northern Virginia does not allow more than four unrelated individuals to inhabit a house.

I remember the last recession as a civilian before joining. 

In the mean time, I'd like to learn as much as I possibly can about how to invest in real estate - especially in competitive markets such as the one in the Olympia, Tacoma, and Seattle area - while serving in the military and hopefully the experiences and knowledge I attain can help me transition to civilian life outside of the military.Is there anyone out there who might be coming from a similar background that can share any information or experiences they've had investing in Real Estate while serving in the Military?

This thread is a year old now, but I just read in a different forum that now it's against the law to contact military personnel's COs in regards to unpaid debts, with the logic being that we can't contact regular civilian's employment about that so why not extend that privilege to our military too. 

I've seen a couple of these oddball SMF in/around Baytown pop up from time to time and have always wondered about the tenants that might inhabit a $600-900/mo unit.

It's possible that military housing was made available to civilians.
