Another had a $2,500 CC judgement & we paid them a $250 'processing fee' to remove the lien from the title & we sold it immediately. 

In total after CC, repairs and holding costs, I'll be in about $135k and renting for $1,400 with a value of $180k - $200k.

I purchase building materials with my CC, but I pay it off IMMEDIATELY.

I have discouraged tenants from using a credit card with Tellus (charge back risk is always there with a CC, and nobody likes paying the fee for using the CC).But maybe suggesting that they use a credit card might make some sense under the circumstances due to this pandemic.

Need to watch for deferred maintenance especially plumbing issues due to age.D: This is a C/C- in a bad neighborhood.
