Currently the rental income im getting is covering 30% of the monthly motgage payment so i was wondering is that was a good ratio to justify the house hack.If the rents are under market, what would the % be if brought up to market?

I asked several times about verifying due diligence etc and it was never highlighted as something that has brought up any major issues for anyone and they say they have professional and trained staff LOL.

For the tax year of 2021 I was advised to only take the full 15 year bucket as that brought my income down very low and that I could take the either one or both of the 7 year & 5 year buckets in the following year 2022 as 100% bonus depreciation.

I marketed this property as a business - as it brought in 155K in gross revenues , could go to 180K with some extra work.I see many people who got into the airbnb game 3 years ago trying to unload now, almost at cost.

However we dont offer 1 month SD unless its brought up.

This is why you customarily see plaintiffs attorneys take inventory of all parties who can be brought into claims and focus primarily on what insurance money can be made available. 

I have a main tenant who brought over a guest that has been living with the main tenant for ~6 months without permission from me (the landlord).

And some potential buyers brought a buyers agent and submitted offers .

But at least I brought in a partner for the flip who had done those locally, in CA, and was also a financial/accounting professional - experience and skills I lacked.
