Personal background: Married with no kids, 100% debt free, live a rather tame lifestyle and don't spend large amounts of money, two newer vehicles (2020 & 2024) so no vehicle purchases expected for the next 10 years. 

Don’t listen to dooms day people like DAN H (lol just kidding ) but Dan you are so negative in the forums… you know a lot but there is a way! 

Listen to the advice you've received from many others, and let the HOA/Condo Board resolve the issue. 

There are other soft roles that listing agents perform, but those could be done a la carte on an hourly basis beyond the five or 10 hours included in the 0.6% rate.You're kidding, right?

Yes you "pay for convenience" with the build-to-rent REI model, but as a 1st time investor it was an easier path for us to at least get in the game knowing we have kids, jobs, life, etc.

My kids would say that you sound like an angry elf.

Don't know if @Joel Owens is still active on the boards here, but he knows all there is to know about triple nets. 

Ps I'm all about giving back, so I would be interested in helping out some high school kids for sure, or getting involved with mentoring somehow.
