This would be the most work for me but I know where to go and putting in the leg work to get sturdy, luxury cabinets and finishes at auction and discount will be a big part of the strategy.

I tell our customers all of the time, when you're steadily pursuing highly distressed leads with this criteria it's not a question of if, but how often you will contact the heir to a property who either didn't realized they owned, or they though the property had already been auctioned off by the bank or county.

i've seen a few 2 families on the MLS In my price range. out bidded on one and the rest were too far gone for the price the sell was asking. but I'm working towards finding off market properties, auctions, whole sellers etc.... if I can find a distressed property thats priced correctly I will try my best to grab the opportunity.

I’ve been through markets I was sure had “bottomed” decline another 40%; markets that couldn’t possibly go up anymore quadruple; I’ve purchased properties at foreclosure auctions I thought were home runs I couldn’t sell OR lease for three years forward, etc., etc.

If you are trying to put a deal together then you need to do it before it sells at the foreclosure auction.

I’m new to real estate, so trying to understand the system 🫡🫡You would not owe any monies to the TD amount, but recognize they at auction will most likely also bid to protect their interest.
