In R4 SFR it would be considered a single family residence with an accessory dwelling unit that is not legally set up for rental property to 2 unrelated tenants.  

We get a lot of accessories to style the place (wall art, etc.) from Home Goods, TJ Maxx, Marshal's and those type of places.

Many will lend on the land including accessory structures on the land, so that's a possibility if you've gotten a good deal on the land, but the rates tend to be a little high for those types of loans.

Find multifamily property with an additional accessory unit - i.e. live-in basement or attic.
