Good Morning BP,I am starting my investing journey I have partnered with someone for mentorship and he is also my lender so I am a Cash Buyer.

When we've bought property, if the seller is unrepresented or if they have a weak agent...we pretty much fleece them (sorry, I have a duty to our investors and our customers).

Someone suggested this to him so he did it and shockingly, the next morning, there was no hint of smoke smell at all.

In the last years seller financing has become a very rare thing - bank money is so cheap, that only very weak buyers will prefer it and to buy often times a less than great deal.Step one would be in my book find a local commercial broker who is willing to represent you.

I think they do a decent job on working a loan, every company has its strengths and weaknesses but I would not disqualify a company because it’s portal is awful as long as it provides me a snap shot or updates on a loan.

Would anyone have any interest in a monthly breakfast/coffee meetup for private lenders and those buying/investing in notes? I'm kicking around the idea and wanted to gauge interest. Any input is appreciated. Patrick
