Thank you @Charlie MacPherson.....I had been blind to not see that right there LOL. 

However, the blind naive belief I had in that 'system' made me stick with it far longer than I should have and ignore the advice of those in my life with much more business experience. 

Take the time to learn the process before getting pulled in and definitely don't get blinded by high flying figures- Excel is easily manipulated.

My father-in-law has invested in Orlando condos (currently at 8) to fund his retirement but rather than following blindly in his footsteps I wanted to educate myself before making my first investment. 

You'll either or go blind or pass the test. 

Same with blindly trusting a property manager or new tenant.

Your goal is very realistic and I'm sure you'll reach that goal if you put everything you've learned into action, Melissa.One thing that has given me great success that I would like to share with you is sending out blind offers to owners.

And that people take action instead of just shutting their blinds and saying it's not my business.
