It helps to network with as many locals in the industry as you can.

But falling 10/20/30 bond yields don't translate into rising CRE values as down GDP means more store closings, lower NOI, lower office rents/industrial etc, etc.  

Many times if it sounds too good to be true it is. 5% down and 5% on a rate would be well below industry average currently

Love that you've had plenty of experience in the real estate industry. 

This is actually something I see as a benefit because it shows that the city is interested in facilitating the growth of that industry, and it's much less likely now that they would do a 180 and try to limit usage

We had to get an industrial length snake to get at the problem as the sewer line was about 150’ long.

You should also be aware to make sure what was provided does or does not meet industry standards.

Because fact is this industry you ARE in is VOLATILE.
