. $350,000 at a 15-16% (projected) cap rate with room to expand the net a few ways (storage units, coin laundry, coin laundry detergent dispenser, delete the cable that is included in their rent *never heard of that one*, possibly a soda and candy machine in the laundry area since there is no convenience stores nearby etc); With all of these changes I'm hoping to push it to a 18-19% cap rate.

Check with the city or county planning and zoning department to get an idea of what you can build and what is required for all approvals including site plan and building permits, proffers, water/sewer tap fees, bonding requirements, inspections and CO process and time frame for all approvals.You also need to check with the utility companies and get an idea of availability and cost estimates from them for water, sewer, power, gas, cable, installation and connection requirements, tap fees, hookup charges, transformer location and relocation, power line and power pole relocation issues.

@Robert Collins, I agree with what @Trevor Ewen mentions and think of AirBnB as the following:Assuming you can rent your property as a 12 month rental or chose to use AirBnBPros: Generate higher yields in the short term, creates flexibility for your property if you also like to use it.Cons: More management overhead, cashflow could be unpredictable, higher property wear and tear, economically more dependent, on the hook for utiltilies (internet & cable) and upfront furnishing costs.If you are taking an arbitrage strategy where you are renting from a landlord and then creating a spread.

The First, Last and Security would solve a lot of the problems, but, with a $1000 a month for rent, that would mean that the prospective tenant has to have $3000 up front, plus the deposits for Light, Water, Cable and their Phone.

There are some hybrid management models you can use but you want to vet that out ahead of time.Other than that you need to consider professional photography, setting up your booking platforms, writing copy for your listings, local permits, landscaping, hot tub/pool, garbage, water, sewer, electricity, cable, internet, snow removal, etc. etc.
