If the wholesaler makes someone believe they own the property or markets the property (as compared to marketing the contract) the wholesaler could in fact be in "agency" and violate numerous laws.

STR in those areas do well year round because of fall colors and ski resorts and snow mobiling if they are on a lake, but on the flip side you are paying significant more because they serve dual purpose.  

Check with another landlord in your city to see if he has any objections to the agency or neighbor and how he handles them.
