I have discussed various options with him including creating a coop (TIC - buying 4 plex but owning 25% or 50% and selling the other 59% or 75% for more than he invested on that percentage), house hacking, STR/MTR, rent by room, BRRRR (traditional rehab to create sweat equity).  

Zoned R-3 but I can't get the city to call me back on the possibility of turning it into a 5 plex and / or STR... 3 Blocks from the beach near Daytona Lagoon.

I don't know your market but any tri-plex in my market would be 3X that price.

What % does that equate to and how do people afford paying this on a 4-plex???

I’m new to investing and I’m looking to jump in to the smaller multifamily units with either a 2, 3 or 4 Family plex.

I just spoke to one of my investors who is bring another 6 plex on board with us.

I'd love to hear an update when you get further.I had one a while back on a Tri-Plex where a disgruntled boyfriend decided he would get back at his girlfriend by setting the building on fire!!!!! 

I was wondering if any can recommend any good property management companies in the area for SFH's, duplexes, 4-plexes? 

Should I be trying to buy a 3 or 4 plex to start or would utilizing a good chunk of equity and looking for a much larger investment like a 15+ unit be better?

I just purchased 2 4 plex, and sent out a 60 day notice to increase rents.
