You have to stay on top of maintenance issues to ensure 5 star reviews.

I once had someone leave a 5 star review but in the review he said that he was unhappy with the channels offered on the TV as they wanted to watch a football game that we didn't have. 

I give you Gold Star Chris!   

I once read someone received a 3 star review because they did not have one lol ....

I wouldn't say blackmail as that's a bit harsh, would more likely say help promote just like how any business owner would promote their business by asking people to like their Facebook page or give a 5 star on yelp/google in exchange for something of value. 

We are pleasantly surprised and have three 5 star reviews already. 

I wish they had some star trek type device that could sense the activity so that we know exactly where they are.
