The applicant said she'd paid cash and would get a receipt, but never gave it to me.People trying to scam us "evil landlords" so they can get a bigger nicer place they probably can't afford !!

Mold is the biggest scam in Texas Real Estate.

I will continue to do due diligence so to not enter a scam but does anyone have personal experience or opinion to share on whether to explore this further or not?

😉The scam works by stealing your identity OR they are probably going to request payment for fees upfront.In general, dont give them sensible data like your SSN etc before you have vetted them.

I'm open to private lending and creative financing but feel like I run into scams when I try to network with "private lenders" and haven't found seller financing options just yet! 

Some posts on BP are useless scam or product promoting and some are helpful.

I don't know specifically about New York but many states have laws to protect homeowners from foreclosure rescue scams.

He wants me to wire him a significant amount of money, and my scam sensor is fired up.  

There has been an uptick in scams where hackers send out false wiring instructions from the title company.
